We were honored to have been selected to represent the sale of a stunning 2 bedroom apartment at 40 Bleecker Street. The sale faced a few challenges. Not only had the owners purchased the apartment in a stronger market, they had also completed an exceptionally expensive renovation. Their hope was to at least break even on their investment, but ideally achieve a gain. This required pricing the residence at a significantly higher price per square foot than anything previously achieved. At the same time, the sellers were motivated to sell quickly, leaving little room for extended market testing.
Before launching, we immersed ourselves in every detail of the upgrades so we could confidently communicate what truly set this residence apart. We positioned the apartment as a fully customized, move-in-ready home, reimagined by designer Alexander Doherty. It was not just another unit in the condominium. The copy and creative were crafted to reinforce this was a unique offering, supported by elegant marketing materials detailing each improvement and what it would cost to replicate those renovations today, given post - COVID construction pricing. By clearly articulating the value of the investment and the lifestyle it delivered, we shaped the pricing narrative from day one.
Within just 14 days of launch, the property went into contract. The sale set a new record for the line while achieving the sellers’ goal of a swift and successful transaction. The outcome delivered a record - setting result, an accelerated timeline, and very happy clients.
