THE CHALLENGE

We were honored to have been selected by a top-tier developer to represent a Townhouse at 41 King Street, however knew that it faced several challenges. Although the house was being built with the highest level of craftsmanship and materials, it is a common perception that “developer townhouses” are of lower quality construction. Additionally, the house was located in a fringe neighborhood, Hudson Square, where no luxury real estate sale had ever been achieved. Lastly, we were nearing completion of the home during the depths of Covid -with less-than-ideal market conditions.

THE STRATEGY

To achieve a record-breaking price, we needed to draw townhouse buyers to this unconventional neighborhood – so we positioned the house as a best-in-class product, emphasizing the tremendous value when compared to nearby townhomes found in Greenwich Village and the West Village. We consulted with the developer team on materials, finishes, and layout options to ensure they met current buyer trends and preferences. We also vetted top stagers in the industry, managed the selection of furnishings, and oversaw the installation. Our marketing strategy included pre-launch promotions to elite townhouse brokers to generate early interest and excitement.

THE RESULT

Within the first week of the official launch, 41 King Street sold at full price, shattering all previous sales records for townhouses in the Hudson Square neighborhood. This success demonstrated the effectiveness of targeting the right buyers, advising on desirable design elements, and executing a strategic marketing plan.
